Buying A Home


The homebuying process can seem complicated, but if you take things step-by-step, you will soon be holding the keys to your own home! Below, you will find the home buying steps. On the left side of this page, there are useful articles and information to help buyers decide what to buy and how much they can afford.

Step 1
FIND A REAL ESTATE AGENT
Find a dependable buyer's agent (Mike's Direct Line: 909.770.5055)
(Buyers agent's fee is paid for by the seller, not the buyer)
Make a list of description that outlines the type of house you're looking for
Select a lender/loan officer to pre-qualify you

Step 2
GETTING PRE-QUALIFIED FOR A LOAN
Have a loan officer check your credit rating
Select a loan option that best suits your needs
Get a Pre-qualification Letter from the lender

Step 3
FINDING YOUR DREAM HOME
Ask Mike to meticulously search through the database for a house that fits your needs
Or, Click on "Property Search" on the menu and search your property through MRMLS

Step 4
MAKING AN OFFER
After visiting the property and decide that you would like to purchase, talk to your agent about how much you are willing to pay for the house.
Have the agent that's representing you write up the offer and conditions
When sending in the written offer, you need to accompany the document with a check as good faith. This check will be in possession of the agent and not deposit into the Escrow account yet.
If the seller writes back a counter offer, you may choose to accept it, or write up another counter-offer

Step 5
BOTH PARTIES HAVE ACCEPTED THE OFFER
When both the seller and the buyer comes to an agreement, the purchase agreement and the deposit check goes into Escrow

Step 6
APPLYING FOR THE LOAN
Organize and submit all financial documents required by the lender, including down payment, proof of work, and tax records

Step 7
HOME INSPECTION
Have a professional inspectors examine the whole house
Examine the Inspection Reports and Disclosures provided by the seller.
If there are items that needs to be repaired, have your agent to help you write up repair requests

Step 8
LOAN CONTINGENCY PERIOD
Have your agent check if the appraisal on the house have been completed Meet all required conditions and submit all required documents; loan should be approved within the Loan Contingency Period Once the loan is approved, sign all loan papers with the Escrow Company

Step 9
CLOSING THE ESCROW
Before the close of escrow, make sure you have home insurance and home warranty in place
Sign the loan document, prepare the down payment and all other fees, and submit to the escrow company before close of escrow
Title company will record the transfer of title at the county office

Step 10
FINAL STEP
Your agent will get the key from the seller on the day stated on the purchase contract
Before moving in, contact all the utility companies to continue the services
Move in and enjoy your new home
