Step 1
CHOOSE REAL RESTATE AGENT
Find a dependable realtor (Mike's Direct Line: 909.770.5055) Ask the realtor for a comparative market analysis (C.M.A.) and a estimated seller net sheet for your home.

Step 2
SELL YOUR HOUSE
Sign the listing agreement with your realtor. Confirm price, commission rate, and other terms.
Your realtor will advise you on how to prepare your home to be presentable to potential buyers

Step 3
MARKET YOUR HOUSE
Your realtor will update you on the marketing effort and keep track the number of showings.
Marketing effort includes, but not limited to: internet ads, newspaper advertisement, flyers, open houses, etc.

Step 4
CONSIDER BUYER'S OFFER
When an offer is received, your realtor will inform you the terms of the offer. You, as the seller has the option to accept, counter or refuse buyer's offer.


Step 5
OFFER ACCEPTED
Once the seller accepts the offer, escrow will be opened.

Step 6
PREPARE REQUIRED DOCUMENTS
Realtor will help seller generate "Seller's Disclosure" and orders the "Natural Hazard Disclosure Statement and Disclosure Report", or other reports as required by the terms of purchase and sale agreement.

Step 7
REPLY BUYER'S REQUEST OF REPAIR
After home inspection, the buyer usually requests seller repairs or corrects some faults. According to inspection report, some must be done by law, others can be decided upon by a mutual agreement between the seller and buyer.

Step 8
TERMITE INSPECTION AND CLEARANCE REPORT
According to CA law, all properties must get a termite inspection and necessary corrections done.

Step 9
SELECT HOME WARRANTY PLAN
The Seller usually buys a 1 year warranty for the buyer to protect the buyer from expenses required for repairing any thing related to this property.

Step 10
CLOSE ESCROW AND GET MONEY
Fulfill all required terms then close escrow, the seller receives net proceeds.

Step 11
MOVE OUT AND TURN OVER KEYS
The seller should vacate the property and turn over all keys before the possession date by the terms of the agreement.
